O’Brien & Gere was retained by this client to select a site for a new business park. Regional highway and zoning maps and plans were studied in addition to aerial photographs, U.S.G.S. maps and tax maps; land use and ownership in the target area were also investigated prior to the location and selection of possible sites. Since the area was close to the metropolitan airport, flight patterns were determined and plotted. A 120-acre site containing an area of mapped federal and state wetlands was finally selected.

Since it was determined that the wetland could be viewed as an asset rather than a liability, plans were prepared respecting and enhancing the wetland areas. Meetings were held, including public hearings on zone changes and plan approval, and both the zone change and plan were approved. The final development is a planned office community in a park-like setting. Twenty acres of the site remain wetlands, which satisfy the detention and flood control measures necessary to the area, while preserving the natural environment.
