Cortlandville Multi-Tenant Business Technology Park O’Brien & Gere is currently coordinating site planning, right-to-build and engineering services associated with proposed 260-acre business park. Services include development of a Master Plan, development of a Generic Environmental Impact Statement and design services for infrastructure improvements.
Schuyler Business Park O’Brien & Gere was retained by the IDA to develop alternative business park layouts, evaluate infrastructure needs, and provide for an environmental impact assessment of a full build-out scenario under the site’s existing “Planned Development” zoning designation.
The goal of the program is to develop and document information to advance site readiness, so site selection becomes a business decision within the developer’s or site selector’s control. Developing information facilitates the ability to satisfactory respond to developer’s questions; and in a business where “time is money” – the ability to quickly respond to those questions increases the site’s marketability.
By providing the identified services, the IDA will have a site certified by New York State as “Shovel Ready”, placing it on a list of New York State sites available for development.
Canastota Lenox Business Park O’Brien & Gere was retained by the Central New York Regional Planning and Development Board (RPDB) and Village of Canastota to provide environmental and engineering services to enhance the marketability of the Canastota Lenox Business Park, as part of the Build Now-NY program. The Build Now-NY program was created to foster employment growth by strategically marketing pre-permitted sites to fast-growing, job-creating companies. The Canastota Lenox Business Park was selected by the State of New York as one of 30 sites to participate in the program.
O’Brien & Gere completed an analysis of required infrastructure improvements to achieve the project goals, developed a preliminary site plan, then prepared an engineering report and designed the proposed infrastructure improvements. Additional services included preparation of construction contract specifications, final construction cost estimate, bid phase assistance including recommendation of award, and construction inspection.
Frankfort 5S South Industrial Park O’Brien & Gere was retained by Herkimer County Industrial Development Agency (IDA) to provide site assessment and planning services, assistance with the State Environmental Quality Review (SEQR) process, and preliminary engineering for development of a site approximately 200 acres in the Town of Frankfort. The site, primarily agricultural lands and containing a gravel quarry, had been selected by New York State as one of 30 sites to participate in the Build Now-NY program (Round 1). The Frankfort site was planned for rezoning and development as an industrial park for such uses as warehousing, light manufacturing, office/commercial, or businesses similar in type and size. Improvements to the industrial park would be financed with grants from the Economic Development Authority (EDA) and local matching funds.
