O’Brien & Gere provided professional site and structural engineering services related to the design and construction of a new building intended for lease to the Georgia Department of Labor. The 7.5-acre site included a small parcel with a vacant building to be demolished. The project involved the design and construction of a 36,000 ft² building, utility services, asphalt-paved parking lot and driveways, a new public street, and a storm water management system. Access to the site is by way of a new public street, and a portion of the existing street was realigned to achieve a 90-degree T-intersection. The new street, designed to meet Athens-Clarke County (A-CC) standards for a commercial street, was dedicated to Athens-Clarke County for public use. The new street was designed with an 80-foot right-of-way to accommodate angled on-street parking.

Permitting included Land Disturbance Permit issued by A-CC and required a Notice of Intent (NOI) for inclusion under the NPDES General Permit for storm water discharges. The NOI was filed with Georgia EPD. The on-site storm water management system was designed in compliance with A-CC Storm Water Management Ordinance.
